"Bhai, 2BHK ka interior kitne mein ho jayega?"

This is the first question almost every client asks us — and honestly, it is the right question to ask. But most websites will give you a vague answer like "it depends." After completing 50+ homes across Mumbai over the last 7+ years, we believe you deserve real numbers before you plan your dream home.

Cost Overview

Typical 2BHK flats in Mumbai range between 600–850 sq. ft. of carpet area, with costs varying according to design and material choices

Scope
Approximate Cost Range
Interior Design Only (drawings + 3D)
₹40,000 – ₹1,50,000
Basic Turnkey Interiors
₹6 – 10 Lakhs
Premium Turnkey Interiors
₹10 – 16 Lakhs
Luxury Turnkey Interiors
₹16 – 25 Lakhs+
Most 2BHK homeowners in Mumbai end up in the ₹8–14 lakh range for a complete, well-finished home. Now let us break down where this money actually goes — because understanding the breakdown is what protects you from overpaying

What Decides Your Interior Cost?

Three factors control almost your entire budget:

Carpet Area & Scope of Work

A 620 sq ft 2BHK in Vikhroli and an 850 sq ft 2BHK in Powai are very different projects. More area means more flooring, more false ceiling, more painting — and larger furniture.

Material Grade

This is the single biggest cost driver. The same wardrobe design can cost ₹60,000 in laminate finish or ₹1,40,000 in acrylic/PU finish. Plywood brand, hardware brand (local vs Hettich/Hafele), and finish type decide the final number — not the design itself.

Design Only vs Turnkey

Do you want only the design (and you manage your own contractor), or do you want everything delivered — design, civil, electrical, carpentry, painting, handover? The next section explains this choice.

Design-Only vs Turnkey — What Should You Pay For?

Interior Design Only (₹40,000 – ₹1,50,000)

You get complete space planning, 2D layouts, 3D visualisations, electrical and false ceiling drawings, and material/colour guidance. You then execute the work with your own contractor. This suits clients who already have a trusted contractor or want to phase out the work.

Turnkey Interiors (₹6 – 25 Lakhs+)

One firm handles everything — design to handover. One point of contact, one timeline, one responsibility. Slightly higher on paper, but in our experience it usually works out cheaper overall, because there is no coordination gap between designer and contractor, no rework, and no "woh drawing mein aisa nahi tha" arguments.

Room-Wise Cost Breakdown
(Turnkey, Premium Grade)

Here is roughly how a ₹12–14 Lakh 2BHK turnkey budget gets distributed.

Modular Kitchen — ₹1.8 – 3.5 Lakhs

The most expensive room per square foot. Base + wall units, countertop, dado tiles, chimney/hob provision, and accessories. Parallel and L-shaped kitchens are the most budget-friendly layouts for Mumbai flats.

Wardrobes (2 Bedrooms) — ₹1.5 – 3 Lakhs

A standard 7ft sliding or openable wardrobe ranges ₹60,000 – ₹1,50,000 each depending on finish (laminate → acrylic → PU) and internal fittings.

False Ceiling & Electrical — ₹1.2 – 2.5 Lakhs

Gypsum ceiling with cove lighting across living room and bedrooms, plus complete wiring, switches, and light fixtures. In 2026, warm layered lighting is the most requested upgrade — it transforms a home without major construction

TV Unit & Living Room Furniture — ₹80,000 – 2 Lakhs

TV panel, crockery/shoe units, and any custom seating or partitions.

Civil & Plumbing Work — ₹50,000 – 2 Lakhs

Tile changes, bathroom upgrades, wall modifications. This varies the most from flat to flat — new possession flats need very little, older flats under renovation need more.

Civil, Plumbing & Miscellaneous — ₹30,000 – 1 Lakh

Minor tile work, bathroom fittings, safety door, and decor curation. New possession flats need very little here.

Beds, Storage & Miscellaneous — ₹1 – 2 Lakhs

Custom beds with storage, study units, pooja unit, safety door, and final decor curation.

The Hidden Costs Nobody Tells You About

This is where most clients get shocked mid-project — and where we have a strict zero-surprise policy. Watch out for:

Society charges & deposits

— Most Mumbai societies charge a refundable deposit (₹10,000–50,000) plus debris removal charges before work starts.

Material transportation & lifting charges

— Especially in towers without service lifts.

Rate per sq ft" traps

— A low sq ft rate quoted on the built-up area (instead of actual furniture area) can inflate your bill by 20–30%.

Design changes mid-execution

— Every change after material ordering costs money. This is why we finalise 3D designs and get written approval before execution begins.

Low-grade material substitution

—The quote says "plywood," but which brand? Which grade? Always demand brand names in writing

How to Plan Your Budget Smartly — 4 Tips from 7+ Years of Experience

Spend on what you touch daily. Kitchen hardware, wardrobe channels, and mattresses deserve premium budgets. Decorative items can always be upgraded later.
Do not over-build. Mumbai flats change hands — heavy fixed furniture in every corner reduces flexibility and resale appeal. In 2026, clients increasingly prefer cleaner, warm-minimal homes over furniture-packed interiors.
Keep 10% buffer. Even with a fixed-cost contractor, keep a personal buffer for decor, appliances, and upgrades you will want once you see the space taking shape.
Insist on a detailed written estimate. Item-wise, brand-wise, with payment stages linked to work milestones — never large advance payments.

Frequently Asked Questions

Q: Can a 2BHK interior be done in ₹5 lakhs in Mumbai?

Yes, partially — a kitchen + wardrobes + painting package is achievable around this budget with standard laminate finishes. A full-home turnkey below ₹6–7 lakhs is possible too, but the scope will be limited and material grades basic. Our advice: at lower budgets, prioritise fewer items done well over covering every corner with thin-margin materials — and always get brands and grades in writing, whichever contractor you choose.

Q: How long does a 2BHK interior project take?

Design finalisation takes 2–3 weeks, and execution takes 45–60 days for a full turnkey 2BHK. Renovation projects (older flats) may take 60–75 days.

Q: Is it cheaper to hire a designer and contractor separately?

On paper, sometimes. In practice, coordination gaps, rework, and blame games usually make it costlier. If you do go separate, ensure your designer provides detailed working drawings — not just 3D images.

Q: Do interior costs differ across Mumbai areas?

The work cost is largely the same, but logistics matter — society rules, lift access, parking for material vehicles, and labour travel affect timelines slightly. We serve Vikhroli, Powai, Kanjurmarg, Bhandup, Mulund, Ghatkopar, and Thane, so our teams know the local buildings well.
