More area means more flooring, more false ceiling, more painting — and larger furniture. Whether the flat is new possession or under renovation also changes the civil work share significantly.

Material Grade

The single biggest cost driver. The same wardrobe design can cost ₹60,000 in laminate finish or ₹1,40,000+ in acrylic/PU finish. Plywood brand, hardware brand (local vs Hettich/Hafele), and finish type decide the final number — not the design itself.

Design Only vs Turnkey

Do you want only the design (and you manage your own contractor), or everything delivered — design, civil, electrical, carpentry, painting, handover? One firm handling everything means one point of contact, one timeline, one responsibility — and in our experience, usually a lower total cost because there is no coordination gap, no rework, and no blame games.

Modular Kitchen — ₹1.2 – 2.5 Lakhs

Even in a compact home, the kitchen takes the biggest share. Parallel or straight-line layouts work best for 1BHK kitchens. Tall units and corner solutions squeeze out every inch of storage

Bedroom Wardrobe & Bed — ₹1 – 2 Lakhs

A 6–7ft wardrobe (₹60,000–1,20,000) plus a storage bed. In 1BHKs we strongly recommend hydraulic storage beds — that under-bed space is gold.

Living Room & TV Unit — ₹60,000 – 1.5 Lakhs

Compact TV panel, shoe unit, and a sofa-cum-bed if guests stay over. Wall-mounted units keep the floor free and make the room feel bigger.

False Ceiling & Electrical — ₹70,000 – 1.5 Lakhs

A simple peripheral ceiling with cove lighting adds depth without lowering height — critical in small flats. Includes full wiring and fixtures.

Mirrors and glass are your friends

A mirrored wardrobe shutter or a glass partition can visually double a compact room.

Do not over-furnish.

The most common 1BHK mistake is cramming in furniture. Empty floor space IS the luxury in a compact home.
